New Highway in Seri Kembangan that shows the potential in Atmosphere
Highway to link Kinrara, Serdang and Putrajaya
A highway linking Kinrara, Serdang and Putrajaya with seven interchanges, is in the pipeline.
The 17km Serdang-Kinrara-Putrajaya Expressway (Skip) will have three main toll plazas and two on the ramps.
The highway, which starts near the Giant Hypermarket in BK 5a in Puchong, will pass by the Ayer Hitam Forest Reserve and head towards Taman Lestari Perdana. From this point, the highway will be split into two directions.
The first will go through Taman Putra Permai and eventually connect the South Klang Valley Expressway.
The second will connect Taman Universiti Indah and Sri Sedang and then link to the Besraya Highway.
Its concessionaire and the Malaysian Highway Authority briefed the Subang Jaya Municipal Council (MPSJ) last week.
MPSJ councillor Ng Sze Han said the council welcomed the project that would reduce traffic jam in Jalan Besar, Serdang, and part of Damansara-Puchong Highway (LDP) in front of the IOI Mall in Puchong.

Analysis
Pacific Place is strategically located along Jalan Lapangan Terbang Subang with good access to highways – New Klang Valley Expressway (NKVE), Federal Highway, Kelana-Subang Jaya Link and KESAS. Adding to that, the proposed LRT station has already confirmed to be located right next to the development, which is claimed right in front of the retail mall.
The area is a fast-developing vicinity with active developments in Ara Damansara and Saujana enclaves. It is strategic due to its location that borders 2 established CBDs of Kelana Jaya and Subang Jaya.

KUALA LUMPUR: CBD Properties will be having an event for the final phase of the 42-acre Tijani development in Bukit Tunku, popularly known as Kenny Hills, in Kuala Lumpur on Saturday, July 24.
This final phase, a freehold condominium project called Arata of Tijani, has a gross development value (GDV) of RM122 million and comprises a three-tower development of 10 storeys each with three units per floor, said executive director Chan Wing Kwong
There are a total of 100 units for sale that are priced between RM630,000 and RM1.7 million per unit, with the average price per square foot ranging from RM750 to RM900.
There are 10 layouts designs to choose from, including a 2-bedroom unit with built-up of 900 sq ft; 3-bedroom unit, with a built-up of 1,795 to 2,323 sq ft; and 3+1 bedroom unit with built-up of 2,217 to 2,411 sq ft.

At its launch in 2001, prices were from RM220 psf while secondary prices today are from RM380 psf to RM400 psf, amounting to a capital appreciation of about 80%. All plots have been sold.
In 2005, Tijani 2 South and Tijani 2 North were launched. The RM170 million Tijani 2 South was completed in 2007 and comprises ten bungalows and 44 semi-detached houses on 11.3 acres. These were targeted at the 40-somethings, Chan said.
The bungalows have land areas from 7,200 sq ft to 10,000 sq ft with built-ups from 7,000 to 7,600 sq ft. The houses sold for RM4.7 million to RM6 million at launch and now have appreciated to about RM8 million on the secondary market.
The semi-detached houses have areas of 3,600 sq ft and built-ups of 4,600 sq ft to 4,800 sq ft. The selling price at launch was RM2.3 million to RM4.1 million. It has now appreciated 65% with prices on the secondary market going for roughly RM3.8 million onward.
Completed in 2008, the RM330 million Tijani 2 North consists of low-rise condos comprising 70 duplexes and 84 average units on a 7.4-acre site. The built-up of the duplexes are 2,942 sq ft to 2,996 sq ft, while condominiums have built-up sizes of between 2,827 sq ft and 3,133 sq ft.

Analysis
For comparison, Symphony Hills should be compared with Garden Residence and SummerGlades. All these three developments are built within a gated and guarded community concept. However, Symphony Hills’ advantage is its larger land, allowing the developer to play and offer better surroundings and facilities.
However, Symphony Hills is very near to Multimedia University. Even though it is not a bad thing, one will feel lacking of exclusivity and class at the surrounding area as the area is full with students.
